I just signed a contract on a new townhome

Assuming the financing comes thru, I have found my new Nashville home. It’s a nice little two-story townhome about five miles from the office, part of a brand new Centex development.

It has a garage, just a one-car so it’s smaller than the two-car garage in my Louisville house. And of course the townhome doesn’t have a basement, so between that and the smaller garage I’m definitely losing a lot of storage space compared to my Louisville house. Thankfully I wasn’t using much of that space anyway so it shouldn’t be a huge deal to be moving into a smaller place.

In terms of square footage, the townhome here is just about as large as the Louisville house, so that’s cool. And the master bedroom is downstairs, which is cool because if my Mom needs to move in with me she won’t have to navigate stairs. I’ll just let her have the master suite and I’ll move into the upstairs rooms. The nice part about upstairs is that it’s actually very spacious — two decent-sized bedrooms, a bath, and a large “bonus” room that I’ll use as a library / office.

I’m really excited to have found such a nice place, well within my budget, and close to work, after just a few days of looking. It feels right, unlike the lengthy laborious house-hunting process I went thru in Louisville.

Now we just wait to see how the financing works out. The mortgage guy ran me thru their pre-approval process and said I would actually qualify even if I wasn’t selling the house in Louisville. So I’m not actually expecting any problems but with everyting going on in the mortgage industry who knows.
